Dean is simply off the scale. We could give all the standard "nice guy" stories, but it's simpler just to note these facts. (1) As Dean took us through the first few houses, he somehow noted exactly the features that attracted us. Those features: plenty of off-street parking, gas stove, walking distance to stores, no pet odors. When a house exactly matching these came on the market, he got us to it quickly. (2) Dean pulled all the right strings on a complicated short sale. This purchase involved an under-water mortgage and also an under-water second mortgage. We have no idea how he pulled the deal together. (3) Dean helped us with complications relating to valuation history, seller sensitivities, and bank appraisals. It is quite remarkable that our final purchase price was $45K below our initial offer. (Realtor fees are proportion to the selling price, which means that Dean put our interests ahead of his own.) (4) Dean guided this deal to a quick conclusion at the end of the year. The timing had no consequence for us or for Dean, but it had big tax implications for the seller. This was a nice act of decency for the under-water seller. Our experiences in selling our previous home in another state made us appreciate exactly what Dean had done.
